About the Role

<p><strong>Landman</strong></p> <p>The Landman will play a key role in acquiring, managing, and securing land rights for Quantica Infrastructure's flagship Big Sky Digital Infrastructure campus and future projects. This includes comprehensive due diligence and negotiation for both surface rights (essential for site access, construction, data center facilities, substations, fiber networks, roads, and related infrastructure) and mineral rights (to mitigate subsurface risks, ensure unobstructed development at the data center locations, address potential severance or development conflicts, and support long-term site control in Montana's resource-rich terrain). You will collaborate with landowners, legal, engineering, permitting, and stakeholder teams to deliver clean, risk-reduced sites for hyperscale data centers, AI, and high-performance computing.</p> <p><strong>Key Responsibilities</strong></p> <ul> <li>Perform detailed title research, curative work, and due diligence on both surface and mineral rights using public records, courthouse documents, chain-of-title reviews, and title software to identify ownership, encumbrances, severed rights, royalty interests, and potential risks to site development.</li> <li>Negotiate and secure a full range of land agreements, including surface leases/use agreements, mineral rights acquisitions/leases/options, easements (access, utility, transmission, fiber), rights-of-way, and subordination/non-disturbance agreements with private landowners, mineral owners, government entities, and other stakeholders.</li> <li>Build and maintain strong landowner and community relationships through effective communication, outreach, and negotiations to achieve favorable terms while fostering trust and minimizing opposition.</li> <li>Draft, review, and administer contracts such as leases, options, easements, joint use agreements, and amendments; ensure full compliance with Montana state laws, federal regulations, environmental requirements, and company standards.</li> <li>Work cross-functionally with internal teams (legal, engineering, environmental, permitting, project management) and external consultants to support site selection, risk assessment, development planning, and regulatory approvals for digital infrastructure campuses.</li> <li>Track land status, obligations, payments (rentals, bonuses, royalties if applicable), and documentation in land management systems; resolve title defects, boundary issues, or mineral-related encumbrances to de-risk projects.</li> <li>Identify and evaluate new land opportunities for expansion, including assessing combined surface/mineral ownership profiles in target areas.</li> <li>Stay informed on Montana-specific laws governing surface and mineral rights, split estates, zoning, land use regulations, and emerging practices in digital infrastructure development.</li> </ul> <p><strong>Qualifications</strong></p> <ul> <li>Bachelor's degree in business, energy management, real estate, law, petroleum land management, or related field preferred; equivalent experience will be considered.</li> <li>3+ years of experience as a Landman or in land acquisition/rights management, ideally with exposure to both surface and mineral rights in energy, utilities, infrastructure, oil &amp; gas, renewables, or similar sectors.
