About the Role

<p>Role: Director of Field Operations, Self-Perform Services<br>Location: CLM Midwest home market (travel required)<br>Salary: $155,000–$170,000 + 8–12% performance bonus</p> <p><br>Overview<br>We are looking for a results-driven Director of Field Operations to lead Leo’s self-perform<br>technician workforce. This role is the single point of accountability for approximately 70 W2<br>general maintenance technicians, a technician manager, a 5-person dispatch team, and a landscaping operation serving<br>commercial retail customers across CLM Midwest’s footprint.<br>The ideal candidate has led large W2 field workforces, understands the economics of a truck roll,<br>and knows what it takes to keep technicians productive, safe, and retained in a tight labor market.<br>You will manage the self-perform cost center budget and drive technician efficiency. Reports into<br>R&amp;M; leadership.</p> <p><br>What You’ll Do<br>• Manage the self-perform cost center budget: labor cost per work order, technician<br>utilization, overtime management, and cost-per-completion targets<br>• Drive technician efficiency as the primary operating focus: first-time fix rates, on-time arrival,<br>work orders per tech per day, and completion velocity<br>• Manage dispatch operations to optimize routing, reduce windshield time, and maximize<br>daily work order throughput per technician<br>• Recruit, onboard, develop, and retain a workforce of 70+ general maintenance technicians<br>across multiple geographies<br>• Build a technician career ladder with clear skill gates and compensation progression<br>• Lead the dispatch manager and 4 dispatchers to ensure real-time work order assignment,<br>emergency response coverage, and SLA compliance<br>• Oversee landscaping operations including seasonal planning, crew scheduling, and quality<br>standards<br>• Partner with Account Management on SLA performance and client escalations,<br>Construction on project handoffs, and Finance on budget tracking and variance reporting<br>• Provide field intelligence to Sales on self-perform capabilities, capacity, and geographic<br>coverage for new business pursuits</p> <p><br>What We’re Looking For<br>• 7+ years managing a W2 field technician workforce of 40+ people in commercial facilities<br>maintenance, building services, or property management<br>• Direct experience with dispatch operations and field service management technology<br>• Experience managing cost center budgets: labor budgets, overtime controls, and<br>cost-per-work-order economics<br>• Track record of reducing technician turnover and building workforce development programs<br>• Experience serving multi-site commercial retail or similar distributed customer portfolios<br>• Strong safety culture mindset with knowledge of OSHA regulations applicable to field<br>maintenance<br>• Exceptional communication skills with the ability to hold technicians accountable while<br>earning their trust</p> <p><br>Preferred Experience<br>• Experience at a national FM provider (CBRE, ABM, JLL, C&amp;W; Services) or PE-backed<br>services company<br>• Familiarity with CMMS platforms (ServiceChannel, Corrigo, Facil-IT, or similar)<br>• Trade background (journeyman-level experience in any maintenance trade) in addition to<br>management experience<br>• Experience with landscaping operations management as an adjacent service line<br>• Union and non-union workforce management experience</p> <p><br>Ideal Candidate Traits<br>• Operator mindset: drives results through the field, not from behind a desk<br>• Bias toward action and accountability. Makes decisions with 70% information and adjusts.<br>• Comfortable with conflict: has confronted underperformers and made hard calls on<br>personnel<br>• Knows their numbers cold. Can rattle off daily KPIs without looking them up.<br>• Builds systems, not personality-dependent operations.
