The company provides build-to-suit and colocation solutions to the telecommunications industry. </span><span class="fontstyle0">In 2020, Vertical Bridge became the first tower company in the world to achieve the CarbonNeutral® company certified status and has been recertified every year since.</span><br></p></div><p style="line-height: 1;"><span style="font-family: helvetica, arial, sans-serif;"><strong>Summary:<br></strong>The Asset Management Leasing Specialist will be responsible for business development activities in the marketing, reviewing, analyzing, and negotiating of Vertical Bridge (VB) ground leases through its various amendment programs. Concentrating on near term ground leases.</span></p> <p style="line-height: 1;"><span style="font-family: helvetica, arial, sans-serif;"><strong>Job Functions:&nbsp;</strong></span></p> <ul> <li style="line-height: 1; font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Lead negotiations for lease extensions, FTED renewals, amendments (including compound expansions), and sublease consents</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Coordinate pricing for ground expansions with subtenants and proactively optimize ground leases to improve portfolio performance</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Cultivate and maintain strong relationships with landowners and their representatives. Secure timely approvals and signatures for lease documents, permit applications, and landlord authorizations to support development and permitting activities</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Review and abstract ground lease provisions to identify risks and opportunities. Drive ground lease optimization initiatives and revenue share reductions to enhance asset value and operational efficiency</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Serve as liaison between Legal, Due Diligence, and Asset Management teams. Coordinate regular meetings with Development to evaluate ground leases flagged for potential relocation and provide transaction support across departments</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Prepare and present deal decks for Investment Committee approval, incorporating strategic insights and financial impacts of proposed lease actions</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Maintain and update databases tracking landlord activity, landlord contact, completed amendments, and lease optimization efforts</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Mine and analyze data from company databases to drive optimization and improve business strategies</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Ensure accurate and efficient execution of lease-related documents, including consents, add lands, amendments, and permit-related paperwork</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Assist the Vice President of Asset Management and Director Asset Management with special projects and strategic initiatives, contributing to broader departmental goals</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Support post-closing integration by aligning newly acquired assets with company standards. Monitor lease compliance and ensure all obligations, amendments, and consents are properly documented and executed</span></li> </ul> <p style="line-height: 1;"><span style="font-family: helvetica, arial, sans-serif;"><em>&nbsp;</em><em>These job functions are representative of tasks accomplished by incumbents. The list is not exhaustive; incumbents perform other job-related tasks.</em></span></p> <p style="line-height: 1;"><span style="font-family: helvetica, arial, sans-serif;"><strong>Supervisory Responsibilities:<br></strong>None</span></p> <p style="line-height: 1;"><span style="font-family: helvetica, arial, sans-serif;"><strong>Working Conditions and Physical Demands:</strong></span></p> <p style="line-height: 1;"><span style="font-family: helvetica, arial, sans-serif;">Position will primarily work directly from the corporate office with minimum travel.</span><br><br><span style="font-family: helvetica, arial, sans-serif;"><strong>Education and Experience:</strong></span></p> <ul> <li style="line-height: 1; font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Minimum four-year degree required, preferably in business or other related field</span></li> <li style="line-height: 1; font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Minimum three years of experience; preferably in real estate or commercial/telecommunications leasing</span></li> <li style="line-height: 1; font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Minimum two years of experience producing and working with legal documents preferred</span></li> <li style="line-height: 1; font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Strong negotiating skills with experience in property management</span></li> <li style="line-height: 1; font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Advanced Excel competency and proficiency with other MS Office suite products</span></li> <li style="line-height: 1; font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Basic understanding of financial reporting and lease rental and charges activity reporting</span></li> <li style="line-height: 1; font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Strong organizational skills; with attention to detail</span></li> <li style="line-height: 1; font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Strong written and oral communication skills, including the ability to present ideas and suggestions clearly and effectively</span></li> <li style="line-height: 1; font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Ability to prioritize, effectively manage time, and multi-task with limited supervision and under firm deadlines</span></li> <li style="line-height: 1; font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Ability to work in fast-paced, high-growth changing environment</span></li> </ul><div class="content-conclusion"><p><em>Vertical Bridge is committed to a policy of equal employment and will not discriminate against an applicant or employee.
