Since&nbsp;inception, DivcoWest and its predecessor have&nbsp;acquired&nbsp;approximately&nbsp;66.2&nbsp;million square feet&nbsp;of commercial space - primarily throughout the United States.&nbsp;DivcoWest’s&nbsp;real estate portfolio currently includes existing and development properties in the office, R&amp;D, lab, industrial, digital, retail, and multifamily spaces.&nbsp;</p></div><p><span style="font-family: helvetica, arial, sans-serif;"><strong>Summary</strong></span></p> <p><span style="font-family: helvetica, arial, sans-serif;">DivcoWest is seeking a knowledgeable and responsible building operations &amp; engineering professional to join our Property Management Team.&nbsp; As the <strong>Senior Operations Manager</strong>, you will plan, implement, coordinate, and manage all mechanical operations, maintenance, communications, energy management, and engineering staff programs for the assigned properties owned/managed by DivcoWest.&nbsp; You will be responsible for oversight of third-party engineering <strong>(Union and Non-union)</strong> as well as physical operational oversight at the properties.&nbsp; You will be working in daily collaboration with the on-site property management teams and asset management team.&nbsp; You will be working with and reporting directly to the remotely located Director of Engineering.&nbsp;&nbsp;</span></p> <p><span style="font-family: helvetica, arial, sans-serif;"><strong><em>This is a full-time role requiring five (5) days on-site at our San Francisco, California properties.&nbsp; Attendance at or remote availability in the evenings or weekends may be required for projects and/or emergency situations</em></strong><strong>. <em>This position is not eligible for immigration support or sponsorship now or in the future.</em></strong></span></p> <p><span style="font-family: helvetica, arial, sans-serif;">The ideal candidate must take the initiative to lead on projects and ongoing efforts and give direction but must also be comfortable collaborating with multiple stakeholders working on the properties. Problem-solving and communication abilities are equally important.&nbsp;&nbsp;</span></p> <p><span style="font-family: helvetica, arial, sans-serif;"><strong>Responsibilities</strong></span></p> <ul> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Accountable for all aspects of engineering and technology activities at the assigned properties to ensure business objectives are met.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Serves as the primary technical authority and technical interface for engineering team, property management and asset management at the properties.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Recommends and makes strategic supervisory decisions in conjunction with the national Director of Engineering. Assists in creating and ensuring compliance with departmental policies, standards, and procedures.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Recommends appropriate staffing levels and coordinates activities of third-party engineering staff.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Evaluates repair/maintenance/upgrade contractor qualifications and recommendations and ensures proposals have sound solutions and schedules and drives affordability. Provides status updates to the property team of contractor activities.&nbsp; Administers contracts.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Supervises and reviews all technical operations of MEP/LS systems and equipment including but not limited to air handling &amp; distribution, water pumping &amp; distribution, hot water &amp; steam boilers, district steam, domestic hot water, chillers and cooling towers, water quality &amp; treatment, building management/automation systems, electrical power and control systems, teldata &amp; networking, fire alarm &amp; fire protection systems, and other commercial building systems of various configurations and vintages.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Manages all facets of inspections and surveys, including energy audits and analysis, HVAC, electrical and plumbing systems, environmental compliance, and third-party</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Develops and provides for ongoing improvement of preventive maintenance and engineering procedures &amp; programs, hazardous materials communications plan, and indoor air quality programs.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Responsible for maintaining regulatory requirements and rectify building, code or</span></li> </ul> <p><span style="font-family: helvetica, arial, sans-serif;">fire violations.</span></p> <ul> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Oversees implementation of programs to ensure compliance with life safety programs and procedures, evacuation plans, domestic water quality control and water treatment programs, and environmental and workplace safety Leads an emergency response program when necessary and appropriate.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Recommend and estimate property repairs and improvements for inclusion in the annual operating and capital budgets.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Evaluate and recommend building automation, energy management and automatic temperature control</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Conduct assessment of physical property, mechanical, electrical, and other building systems as needed or requested.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Review, assess and provide recommendations on property</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Oversee execution of deferred maintenance and MEP enhancement capital</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Oversee tenant-related construction and renovation activities to ensure building integrity, including pre-construction review of drawings with the project management and property management teams.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Ensure a high level of customer service is being delivered to the tenants and interactions are handled professionally, ethically and with poise, diplomacy, and courtesy.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Utilize and implement technology to engage the operations of the property.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Maintain up-to-date arial, sans-serif;">10+ years of facilities engineering and operations experience, required.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Strong technical knowledge of building systems, plumbing, fire life safety, electrical, mechanical, HVAC, etc.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial, sans-serif;">Exposure to life science, medical office, laboratory buildings, data centers and/or critical infrastructure are a plus.</span></li> <li style="font-family: helvetica, arial, sans-serif;"><span style="font-family: helvetica, arial,
