<p><span style="font-size: 12pt;">As the VP of Facilities Management, you'll lead Cortland's facilities strategy and operations, driving asset performance, operational excellence, capital preservation, and risk mitigation across the portfolio. You'll create a scalable, data-driven facilities organization that protects NOI, extends asset life, delivers consistent resident experiences, and supports long-term portfolio value creation.</span></p>
<p><em><span style="font-size: 12pt;">Drive Asset Performance & Portfolio Value</span></em></p>
<ul>
<li><span style="font-size: 12pt;">Lead Cortland's Facilities Management organization, establishing a facilities strategy that delivers operational consistency and asset performance across all markets.</span></li>
<li><span style="font-size: 12pt;">Define enterprise standards, governance, and maintenance programs that optimize building system performance, increase uptime, and extend asset lifecycles.</span></li>
<li><span style="font-size: 12pt;">Develop portfolio-wide asset strategies that align preventative maintenance, lifecycle planning, capital investment, and operational execution.</span></li>
<li><span style="font-size: 12pt;">Create visibility into asset conditions, maintenance performance, capital needs, and portfolio risk through data, analytics, and proactive reporting.</span></li>
<li><span style="font-size: 12pt;">Partner with Operations, Asset Management, and Cortland Build to align facilities priorities with investment objectives and asset performance goals.</span></li>
<li><span style="font-size: 12pt;">Drive continuous improvement initiatives that improve reliability, reduce maintenance variability, and enhance resident experiences across the portfolio.</span></li>
</ul>
<p><em><span style="font-size: 12pt;">Protect Assets & Reduce Portfolio Risk</span></em></p>
<ul>
<li><span style="font-size: 12pt;">Continuously improve maintenance and lifecycle strategies that reduce operational disruption and unplanned capital expenditures.</span></li>
<li><span style="font-size: 12pt;">Strengthen safety, compliance, and risk management practices across facilities operations.</span></li>
<li><span style="font-size: 12pt;">Identify and mitigate operational, regulatory, and asset-related risks that could impact portfolio performance.</span></li>
<li><span style="font-size: 12pt;">Drive consistency through standardized processes, controls, and best practices across markets.</span></li>
</ul>
<p><em><span style="font-size: 12pt;">Optimize Financial & Operational Performance</span></em></p>
<ul>
<li><span style="font-size: 12pt;">Maintain full P&L responsibility for Facilities Management operations.</span></li>
<li><span style="font-size: 12pt;">Drive cost avoidance through preventative maintenance, lifecycle planning, vendor performance management, workforce optimization, and operational efficiencies.</span></li>
<li><span style="font-size: 12pt;">Monitor KPIs that evaluate asset performance, maintenance effectiveness, service delivery, portfolio health, resident impact, risk, and financial outcomes.</span></li>
<li><span style="font-size: 12pt;">Lead resource planning and operating models that support portfolio growth while maintaining service quality and cost discipline.</span></li>
<li><span style="font-size: 12pt;">Utilize technology, analytics, and predictive insights to identify systemic performance gaps, improve decision-making, and optimize total cost of ownership.</span></li>
<li><span style="font-size: 12pt;">Partner with Finance and Procurement to maximize vendor value, improve spend effectiveness, and support long-term financial performance.</span></li>
</ul>
<p><em><span style="font-size: 12pt;">Scale Organizational Capability</span></em></p>
<ul>
<li><span style="font-size: 12pt;">Lead and develop high-performing regional facilities leaders and teams across the portfolio.</span></li>
<li><span style="font-size: 12pt;">Strengthen organizational capabilities in asset management, facilities operations, preventative maintenance, project execution, and risk management.</span></li>
<li><span style="font-size: 12pt;">Establish performance expectations, governance, and operating rhythms that promote accountability and continuous improvement.</span></li>
<li><span style="font-size: 12pt;">Partner across Operations, Finance, Procurement, Asset Management, and Cortland Build to ensure alignment on strategic priorities.</span></li>
<li><span style="font-size: 12pt;">Foster a culture of innovation, operational excellence, and data-driven decision-making.</span></li>
</ul>
<p><em><span style="font-size: 12pt;">Qualifications </span></em></p>
<ul>
<li><span style="font-size: 12pt;">10+ years of leadership experience in regional facilities management, asset management, maintenance operations, or related functions.</span></li>
<li><span style="font-size: 12pt;">Bachelor's degree in Facilities Management, Engineering, Business, Operations, or a related field preferred.</span></li>
<li><span style="font-size: 12pt;">Proven success leading large-scale, multi-site facilities organizations across multiple markets.</span></li>
<li><span style="font-size: 12pt;">Strong financial acumen with experience managing operating budgets, capital planning, and P&L performance.</span></li>
<li><span style="font-size: 12pt;">Experience developing asset lifecycle, preventative maintenance, and risk management strategies that protect asset value and reduce operational volatility.</span></li>
<li><span style="font-size: 12pt;">Demonstrated ability to leverage technology, data, and performance metrics to drive operational excellence and portfolio performance.</span></li>
<li><span style="font-size: 12pt;">Exceptional leadership, change management, and cross-functional partnership skills.</span></li>
<li><span style="font-size: 12pt;">Ability to balance long-term strategic planning with disciplined operational execution.</span></li>
