The Senior Project Manager provides support to facilitate planning and coordination of construction activities to ensure that all project objectives are accomplished, and ensures project profitability targets are achieved. We are looking for someone who has knowledge of the New York construction market and has a current network.</div> <div class="x_elementToProof">Key Responsibilities</div> <ul> <li> <div class="x_elementToProof">Develop and maintain strong professional relationships with all partners on a project</div> </li> <li> <div class="x_elementToProof">Manage all costs to ensure profitability</div> </li> <li> <div class="x_elementToProof">Create and maintain project schedules</div> </li> <li> <div class="x_elementToProof">Lead project meetings with all stakeholders connected to a project: owner, owner representatives, vendors, subcontractors, and others</div> </li> <li> <div class="x_elementToProof">Partner closely with Field Operations team members and internal team members assigned to projects</div> </li> <li> <div class="x_elementToProof">Review subcontractor and vendor invoices throughout the lifecycle of the project and approve for payment or negotiate appropriate changes</div> </li> <li> <div class="x_elementToProof">Oversee change orders and RFIs, prepare as needed</div> </li> <li> <div class="x_elementToProof">Keep consistent lines of communication open with clients and proactively share project progress and budget matters</div> </li> <li> <div class="x_elementToProof">Respond to work delays, emergencies, and other problems as needed</div> </li> <li> <div class="x_elementToProof">Ensure punch list completion</div> </li> </ul> <div class="x_elementToProof">Qualifications and Requirements:</div> <ul> <li> <div class="x_elementToProof"><strong>Must have</strong>&nbsp;10+ years of Construction Project Management experience</div> </li> <li> <div class="x_elementToProof"><strong>Must have</strong>&nbsp;experience leading Retail, Restaurant, or Grocery projects; experience with all three is preferred.</div> </li> <li> <div class="x_elementToProof"><strong>Must have</strong>&nbsp;experience managing projects with high intensity and short-term duration of 12-16 weeks</div> </li> <li> <div class="x_elementToProof">Experience being the sole lead on projects of $2-5 million dollars</div> </li> <li> <div class="x_elementToProof">Buyout capability and experience with strong experience with leveling trades</div> </li> <li> <div class="x_elementToProof">Creating and processing RFI's using Procore or similar technology</div> </li> <li> <div class="x_elementToProof">Scheduling proficiency</div> </li> <li> <div class="x_elementToProof">Document management and financial accountability</div> </li> <li> <div class="x_elementToProof">Presentation skills and ability to lead meetings</div> </li> <li> <div class="x_elementToProof">Proven ability to build and maintain strong client relationships</div> </li> <li> <div class="x_elementToProof">OSHA-30 preferred</div> </li> <li> <div class="x_elementToProof">College degree in Construction, Engineering, or Architecture preferred</div> </li> <li> <div class="x_elementToProof">Occasional travel as required</div> </li> </ul> <div class="x_elementToProof">Technical Skills</div> <ul> <li> <div class="x_elementToProof"><strong>Must have</strong> experience&nbsp;with MS Word, Excel, PowerPoint, and Outlook</div> </li> <li> <div class="x_elementToProof"><strong>Must have</strong> a background with Procore or experience with a similar software</div> </li> <li> <div class="x_elementToProof">Timberline/Sage experience a plus.</div> </li> </ul> <div><em>In compliance with local law, we are disclosing the compensation, or a range thereof, for roles that will be performed in New York City. Actual salaries will vary and may be above or below the range based on various factors including but not limited to location, experience, and performance. The range listed is just one component of Schimenti’s total compensation package for employees.
