We create value for our tenants and partners by developing sustainable residential and commercial properties in which people live, work, and thrive.</p></div><p class="MuiTypography-root MuiTypography-body2 icims-11yo45y"><strong>Overview: </strong>Handyperson candidate will be responsible for maintenance support in the apartment community and be accountable for helping the company deliver on our resident commitments of exceptional move-in, residential satisfaction, express service, and personal attention. Candidate will also serve as a member of the Emergency Response Team and assist \with fire, non-fire, medical, and/or other building related emergencies.</p>
<p class="MuiTypography-root MuiTypography-body2 icims-11yo45y">The Durst Organization is seeking two Handypersons for 10 Hallett's Point, our residential property located in Astoria, Queens. </p>
<p><strong>The shift(s) and schedule(s) for this position will be: </strong></p>
<p></p>
<p data-olk-copy-source="MessageBody">Friday, Saturday, Sunday, Monday, Tuesday 11am – 7:30pm</p>
<p data-olk-copy-source="MessageBody"><strong>Days off:</strong> Wednesday & Thursday</p>
<p><strong>Salary </strong>is $32.60 per hour. <strong>Overtime rate </strong>is: $48.90</p>
<p class="MuiTypography-root MuiTypography-body2 icims-11yo45y"><strong>Responsibilities:</strong></p>
<ul>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"><strong> </strong>General maintenance, orderliness, and cleanliness to ensure the facilities and equipment in the building and resident’s apartments are in good working order at all times.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Executes daily routine work orders and escalates issues upward as necessary</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Builds and repairs cabinets, counters, closets, and other carpentry as needed</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Making minor electric repairs (switches, receptacles, light fixtures, etc)</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Plastering and painting as needed on small and large scales</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Minor plumbing including but not limited to repairing leaks, minor pipe replacements, appliance repairs (washers/dryers, refrigerators, etc)</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Repairs entrance and internal doors, locks, hinges, create keys and other operable hardware</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Snow removal and perimeter maintenance as required</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> In a safe manner, start up, maintain, repair and shut down of building-wide equipment.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Perform basic mechanical, plumbing, electrical and HVAC work</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Service and perform daily and weekly maintenance on boiler</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Performs and records preventive and predictive maintenance on all MEP equipment and systems</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Observes/evaluates corrective maintenance or repair on equipment</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Perform apartment inspections prior to and upon resident move out to verify apartment condition and determine necessary repairs.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">On call availability for emergencies and projects as assigned by the Property Manager / General Manager.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Perform and support the monthly or periodic inspections of building systems, i.e., HVAC,</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">electrical distribution, structural, vertical transportation, roofs, and parapets. Complete required logs and prepare a detailed report of discrepancies and report up the chain of command.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Maintains all fire protection and security systems including required preventative maintenance, inspections, and documentation.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Inspect and test all emergency equipment as required to ensure compliance.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Request materials, tools, and supplies as needed.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Ensures highly efficient safety program, with emphasis on awareness, discipline, and compliance. Overall safety program to conform to OSHA standards, applicable building safety manual, and other safety venues as deemed appropriate.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Practice proper PPE compliance and maintain a safe working record and environment.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Maintain overall cleanliness and appearance of mechanical rooms and note repairs are noted and completed on a timely basis.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Manages spare and critical parts room inventory for MEP systems and appliances.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Represent the TDO brand and always communicate with building residents in a professional <br>manner while maintaining a high level of customer service.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Emergency Response Team (Fire Brigade) – will assist and respond, as needed during a fire, non-fire, and medical, and/or other building related emergency events under the direction of the Lobby Concierge (Incident Commander).</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Locate, communicate and control small fires</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Knock on all tenant doors to inform residents of the emergency event and initiate relocation/evacuation as instructed by the Incident Commander.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Visually account for residents in amenity or public spaces and inform or emergency event Participate in the relocation of special needs residents to ensure accountability and safe relocation during emergencies</li>
</ul>
<p class="MuiTypography-root MuiTypography-body2 icims-11yo45y"><strong>Qualifications:</strong></p>
<ul>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">High school diploma or equivalency preferred. Technical background from university or <br>vocational source.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Minimum 3 to 5 years’ experience in a maintenance department or facility.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Certification with FDNY as Fire Safety Director (FSD) (preferred).</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Certificate of Fitness S-12 Citywide Sprinkler System, S-13 Citywide Standpipe System (recommended).</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Candidate will be required to obtain Certificates within six months of hire</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> OSHA 10 hour certificate of completion and Local 32BJ Training School courses (where course applies to residential operations and emergency response).</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Local 32 BJ handyperson course a plus.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Knowledge of electrical, plumbing, mechanical, and carpentry trades. Must be able to operate tools and equipment related to facility maintenance.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Knowledgeable in the use of Microsoft Outlook, Word, Excel and PowerPoint.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Strong customer service, communication, and interpersonal skills required. </li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Must have professional disposition and display willingness to assist residents with building maintenance requests / complete service requests.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Ability to resolve problems and adhere to safety guidelines.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Experience interacting with residents.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Dependable and reliable.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Experience in the use of Building Link and Log Check a plus.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> Familiar with appliance troubleshooting and repairs.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y">Team player.</li>
<li class="MuiTypography-root MuiTypography-body2 icims-11yo45y"> FDNY Certificate of Qualification for Refrigerating System Operating Engineer (Q-01) (recommended)</li>
