Keeley is a career destination with countless opportunities for advancement, and a world-class family culture that is centered around creating the best possible environment for our people to thrive.</strong></span></p></div><p><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Keeley Properties is looking to hire a <strong>Property Manager&nbsp;</strong>to join our team in St. Louis, MO.</span></p> <p><span style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><strong>Primary Responsibilities</strong></span></p> <ul> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Lease administration and implementation/application of lease provisions from execution through occupancy and end of term.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Receive maintenance requests and ensure timely resolution, including response to after-hours emergencies.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Focus on tenant satisfaction and retention.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Conduct regular property inspections and visitations with tenants.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Provide prompt, professional response and follow-through regarding tenant inquiries, problems, and complaints.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Supervise contractors and maintenance staff for services and repairs to properties.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Assist with the preparation of rent commencement letters, delivery notices, and other paperwork for new tenants.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Maintain a file of Certificates of Insurance for both tenants and vendors.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Prepare new vendor contracts and manage renewals.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Prepare and manage annual operating budgets.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Prepare monthly financial operations reporting to client/ownership.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Review real estate tax assessments, and coordinate appeals when necessary.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Manage the recurring manual billings (water, sewer, electric, etc.)</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Coordinate collection efforts of accounts receivable. This will include the preparation of past due statements and correspondence with delinquent tenants.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Some weekends and nights required.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Other duties as assigned.</span></li> </ul> <p><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;"><strong>Minimum Qualifications</strong></span></p> <ul> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">High school diploma or GED required. Associate or bachelor’s degree preferred.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-family: arial, helvetica, sans-serif; font-size: 12pt;">Minimum 5 years of experience in property management; 3-5 years of Class A experience preferred.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-family: arial, helvetica, sans-serif; font-size: 12pt;">Lease up experience preferred.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-family: arial, helvetica, sans-serif; font-size: 12pt;">Expected to complete necessary Fair Housing and Occupational Safety and Hazard Administration certifications.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-family: arial, helvetica, sans-serif; font-size: 12pt;">Competencies to include Microsoft Outlook &amp; Office products.&nbsp;Knowledge of Yardi and Onesite or other property management software a plus.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Ability to travel to various property sites if necessary.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Demonstrates ability to think creatively to develop new marketing and recruiting techniques.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Possesses knowledge of the real estate industry, including market trends, prices, and state and federal housing regulations.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Must be detail oriented with ability to manage time efficiently.</span></li> <li style="font-family: arial, helvetica, sans-serif; font-size: 12pt;"><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">Exhibits solid communication skills with an ability to calmly resolve disputes/complaints and works well with a team.</span></li> </ul> <p><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">All candidates agree to complete an assessment for selection and pre-employment drug screen.</span></p> <p><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">EOE/AA M/F/Disabled/Vet</span></p> <p><span style="font-size: 12pt; font-family: arial, helvetica, sans-serif;">#LI-AG1 #LI-Onsite</span></p><div class="content-conclusion"><p style="text-align: center;"><em>All Keeley Brands (Keeley Construction Group, Keeley Properties, Keeley Restoration, Keeley Companies) do not accept unsolicited resumes from search firms, headhunters, or agencies.
