Compliance Oversight & Regulatory Expertise <ul> <li>Oversee and maintain affordable housing compliance for assigned affordable housing property.</li> <li>Serve as a subject matter expert on affordable housing regulations, including LIHTC, Project‑Based Section 8, Tax‑Exempt Bonds, and HOME.</li> <li>Monitor regulatory and policy changes and ensure timely implementation of compliance requirements.</li> </ul> Application Processing & File Management <ul> <li>Guide potential residents through the additional qualifications and verification necessary for the affordable housing leasing process with confidence and care, making it a stress-free, and enjoyable journey that reinforces our brand promise of better living.</li> <li>Stay organized and disciplined to ensure timely follow-up and consistent engagement.</li> </ul> Rent, Income, & Program Administration <ul> <li>Establish and maintain compliant rents, income limits, and utility allowances.</li> <li>Ensure accurate, complete, and timely compliance reporting by maintaining reliable tenant, rent, and eligibility data used for internal tracking, agency submissions, and stakeholder reporting.</li> </ul> File Review & Audit Readiness <ul> <li>Conduct file reviews to confirm eligibility, documentation accuracy, and ongoing regulatory compliance.</li> <li>Prepare for and respond to agency file and physical audits, including follow‑up documentation and corrective actions.</li> </ul> Partnerships & Training <ul> <li>Partner with property management teams to identify compliance risks and implement adjustments.</li> <li>Maintain effective working relationships with housing agencies, contract administrators, investors, and syndicators.</li> <li>Provide guidance and training to onsite associates on affordable housing compliance requirements as needed.</li> </ul> Professionalism & Brand Alignment <ul> <li>Maintain integrity, accountability, and reliability in all aspects of performance.</li> <li>Maintain a polished, approachable presence that reflects our premium brand standards in every interaction.</li> </ul>   Qualifications   <ul> <li style="font-size: 12pt;">Minimum of 3–5 years of experience in affordable housing compliance.</li> <li style="font-size: 12pt;">Demonstrated experience with LIHTC compliance; experience with Project‑Based Section 8, Tax‑Exempt Bonds, and HOME preferred.</li> <li style="font-size: 12pt;">Experience responding to agency file and/or physical audits.</li> <li style="font-size: 12pt;">Experience completing required affordable housing agency reporting.</li> <li style="font-size: 12pt;">Strong knowledge of federal, state, and local affordable housing regulations.</li> <li style="font-size: 12pt;">Ability to maintain accurate compliance data and documentation across systems and reports.</li> <li style="font-size: 12pt;">Strong organizational skills with the ability to manage multiple priorities and deadlines.</li> <li style="font-size: 12pt;">High attention to detail with strong analytical and problem‑solving skills.</li> <li style="font-size: 12pt;">Effective written and verbal communication skills.</li> <li style="font-size: 12pt;">Ability to work independently and collaboratively with cross‑functional teams.</li> </ul>  <div class="content-conclusion">About Cortland Founded in 2005, Cortland is an international, vertically integrated multifamily real estate investment, development, and management firm with a resident-centric approach to living experiences.
